Student FAQs

Prior to Tenancy

PRIMO use the GOODLORD platform to progress applications from prospective tenants. Here’s a link showing how to set up your account: How do I set up my Goodlord tenant account?

As part of the referencing process and to ensure Primo comply with ‘Right to Rent’ legislation, we need to be sure a tenant is who they say they are. We require proof of ID (such as a passport or driving licence), and we require confirmation of university (such as a student ID card with a relevant expiry date, or a confirmation letter/email from the university). By law Primo must also verify that you have the right to reside in the UK be it temporarily by way of a visa, or permanently.

If you wish to pay instalments you will need a guarantor (3 instalments in line with student finance or monthly payments). Your guarantor needs to be someone UK based and in employment. If you wish to pay rent in advance, you will not need a guarantor.

That’s ok – you can use a company called housing hand who will act as a guarantor for you for a fee or alternatively you can pay rent in advance. Link to Housing Hand

Here is a helpful link which talks about what your guarantor will need – Goodlord referencing for guarantors explained

Our student developments have deposits ranging from £250 – £350 depending on room type.

This is taken by the us (at the start of the tenancy) on behalf of the landlord held against any potential breaches of the tenancy agreement.  This could include unpaid rent, damage to the property, or missing items at the end of the tenancy.  Under UK law all tenancy deposits for ASTs must be protected in a government approved Tenancy Deposit Protection (TDP) scheme.  This ensures that your deposit is secure and that any disputes at the end of your tenancy are handled fairly.  Full details of deposits can be found here: Deposits – An Overview

PRIMO use the MyDeposits Custodial Scheme, details here: Information for tenants – Custodial protection | mydeposits

In Tenancy

PRIMO have an automated repair reporting system FIXFLO where tenants can report a repair 24/7 – it will then be progressed by your building contact who will ensure any issue gets resolved as soon as possible.  PRIMO also has an out of hours 24/7 answering service (01204 360920) for any EMERGENCY repairs.

An emergency repair is any issue that poses an immediate risk to your safety, damages the property or disrupts essential services. In these situations it may be appropriate to call public services – fire brigade (Fire) or police (Personal Safety).

For clarification an emergency situation might include:

  • loss of heating or hot water
  • gas leaks or carbon monoxide issues
  • burst pipes or major leaks
  • electrical failures (a complete power outage – not a tripped fuse)
  • broken locks or security issues.

More information here: Reporting Repairs (FIXFLO / RMG)

It’s really important to speak to PRIMO if you find yourself in this situation.  The sooner you speak to PRIMO (who will liaise with your landlord) the sooner we can put in place a payment plan (if appropriate).  Contact Jane Potts on 01204 360920 or email her at [email protected]

Sometimes things happen which impact on the ability to complete the full tenancy length of your contract (health issues, you’re not on the right course and are withdrawing from your studies).

In the first instance, please email your property manager as soon as you become aware you will need to leave your tenancy early, including providing evidence in support of the circumstances of your leaving early decision. We will then make contact and discuss the next steps, your new tenancy end date, the moving out process and deposit return.

If you are unhappy about something we want to know about it. View our complaints procedure here.

Any visitors must be aged 18 or over. We understand that you may want people to stay over time from time – our policy is any 2 days in a 7 day period. You are responsible for their behaviour.

PRIMO RESIDENTIAL are responsible for any in room repairs and your residential experience.

RMG are the block managers, they look after the ‘communal’ areas of the building.  Below are the kind of issues you would need to report to them:

  • Fire alarm activations
  • Roof leaks
  • Access issues
  • Lock outs from the main entrance to the building
  • Lift issues (in buildings where this is applicable)
  • Electricity outages affecting more than one unit
  • Lights in the corridors
  • Bin store issues
  • Postal issues
  • Issues with hot water
